The OLCDC provides pre-purchase counseling services to assist homebuyers with becoming “mortgage ready” to qualify for mortgage loan. OLCDC’s Homebuyer Counseling and Education Program is staffed with a team of Certified Housing Counselors that will aid perspective homebuyers by developing a needs assessment based on income and credit worthiness. From this assessment, Housing Counselors will develop an action plan to assist the perspective homebuyer with setting realistic timelines for purchase. Housing Counselors will provide credit and financial counseling services, along with informing the perspective homebuyer of financial subsidy programs and loan products available to them as first time homebuyers.

Please also bring the following material with you when you come in to our office.
- A $40.00 money order payable to Opa-locka Community Development Corporation, which covers the $15.00 credit report fee
- Copies of your two most recent pay stubs, if paid bi-weekly; or the four most recent pay stubs, if paid weekly
- Copies of your benefits statements (Social Security, Pension, Child Support, etc.) (if applicable)
- Copies of your three most recent bank statements
- Copies of your three most recent income tax returns with W-2's
- Copies of two years' Profit & Loss statements (if self-employed)
- Copies of Social Security cards and Birth Certificates for all household members
- Your valid government-issued picture I.D.
- Copies of bankruptcy documents (if applicable)
- Copies of divorce decree(s) (if applicable)
Homebuyer Education Workshops
OLCDC also offers the 8 Hour Homebuyer Education Workshop. The workshop educates the attendees on the home buying process. During each workshop, attendees have the opportunity to meet with industry professionals that will guide them through the various phases of the home buying process. At the end of the workshop, attendees receive a certificate of participation, which can be used when applying for homebuyer financial subsidy.
